Thor Urbana to invest US$128 million in new industrial park

Thor Urbana, a leading real estate development and investment firm in Mexico, announced the start of its second industrial park in the state: TU Park Apodaca II, a new development located in the Apodaca submarket, one of the most active and strategic industrial zones in the country.
The company acquired more than 30 hectares in this key region of Nuevo Leon, where it plans to invest more than US$128 million to build an industrial park that will add 1.5 million square feet (approx. 139,300 m2) of gross leasable area (GLA) to its portfolio.
This new project adds to the +500,000 sq. ft. currently under construction at TU Park Apodaca I, redoubling the company's commitment to this market.
The project includes several world-class industrial buildings, mainly focused on logistics and light manufacturing companies, which will be delivered in stages over the next few years. This commitment is part of Thor Urbana's vision of developing institutional-quality assets in markets with high demand and solid economic fundamentals.

Thor Urbana's expansion in the industrial sector has been supported by sound public policies such as Plan Mexico. In this environment, according to official figures from the Ministry of Economy,
Mexico captured US$21.3 billion in foreign direct investment (FDI) in the first quarter of 2025, a historic record that represents an annual growth of 5.4%. Of this total, Nuevo León absorbed approximately US$2.7 billion, which corresponds to 13% of the national flow, positioning it as the second largest recipient of direct investment in the country.
The Apodaca submarket, in particular, has established itself as a key destination for global companies seeking to operate close to the main North American markets.
The industrial development investment thesis behind TU Park Apodaca I and TU Park Apodaca II adds to Thor Urbana's recent acquisitions of more than 4 million square feet of industrial buildings in the Bajio and northern Mexico, consolidating its expansion and diversification strategy in key segments of Mexican real estate.
