Fibra Mty Will Invest US$22 Million in Nuevo León
Fibra Mty has agreed to acquire two industrial facilities in Santa Catarina, Nuevo León, for approximately US$22 million. The portfolio offers 21,300 m² of gross leasable area (GLA), is currently fully occupied, and includes a 7,500 m² land reserve for potential future development.
Fibra Mty (BMV: FMTY14), the first real estate investment trust (REIT) in Mexico to be managed and advised entirely in-house, announced that it had signed a conditional agreement to acquire a stabilized industrial real estate portfolio for approximately US$22 million, plus value-added tax on the buildings and other applicable taxes, costs, and acquisition expenses.
The portfolio comprises two industrial buildings with an estimated average age of five years, located in an industrial park in Santa Catarina, Nuevo León. The properties have a combined GLA of approximately 21,300 m² and occupy a total land area of nearly 42,000 m². The transaction also includes a 7,500 m² land reserve with potential for additional development.
Both properties are fully occupied by two tenants: a Swedish company specializing in the light manufacturing of metal components and a Mexican company specializing in corrugated cardboard packaging solutions.
The portfolio is expected to generate approximately US$1.68 million in net operating income (NOI) during the first 12 months following closing.
The existing leases are denominated in U.S. dollars, with annual rent increases tied to the Consumer Price Index (CPI), and have a weighted average remaining lease term of 4.2 years. Both are triple-net (NNN) leases, under which tenants are responsible for operating expenses, insurance, property taxes, and maintenance costs in addition to rent.
The acquisition aligns with Fibra Mty’s disciplined growth strategy and its focus on generating attractive risk-adjusted returns. It also strengthens the trust’s presence in the Monterrey metropolitan area, one of Latin America’s leading industrial hubs. The transaction has received the necessary corporate authorizations in accordance with the provisions of Trust Agreement No. 2157 and other applicable legal requirements.
