CBRE releases its Market View on the industrial sector
CBRE, a leading global real estate consulting, marketing, and services firm, has released the Market View report on the industrial sector in Mexico City, covering the third quarter of 2026, which analyzes the main market trends and dynamics.
As part of the overall picture of the industrial real estate sector in Mexico City, during the third quarter of this year, new supply added 509,690 m² to the Class A inventory in the Mexico City Metropolitan Area (ZMCDMX), a 380% increase compared to the figure for the same period in 2025.
In addition, construction began on 100,000 m² this quarter, bringing the total construction volume in the ZMCDMX to 494,000 m², of which 79% was pre-leased.
The vacancy rate increased by 2.8 percentage points compared to 2025, driven primarily by new supply coming onto the market and vacancies that have occurred so far this year.
“During the first nine months of the year, net demand totaled 875,205 m², while gross absorption (leased space)—an indicator that includes pre-leases and renewals—remained above 1.5 million m². These figures reflect a solid and dynamic market, whose growth has driven the creation and consolidation of new submarkets to meet the demand for industrial and logistics space, as well as companies’ expansion needs”, said Francisco Muñoz, executive vice president of Industrial and Logistics at CBRE Mexico.
According to preliminary figures from the Ministry of Economy, at the end of 2026, Mexico reported an investment of US$34,968, a 2% increase compared to the figure reported in 2025. Nationwide, Mexico City and the State of Mexico remain among the top recipients of FDI, accounting for 54% of the total.
Given current market conditions, construction activity remains strong, with 494,802 m2 under development, driven by speculative development (31%) and “built-to-suit” projects (69%) designed to meet specific user requirements.
Overall, activity is expected to continue to be supported by new investments, the consolidation of strategic industrial corridors, and the availability of land reserves for new projects, that will enable sustained growth in the inventory and reinforce the ZMCDMX’s position as one of the country’s most important industrial and logistics markets.
