Fibra MTY acquires industrial property in Guanajuato for US$24 million.

Fibra MTY announces that it has successfully completed the acquisition of an industrial real estate property located in Guanajuato.

The first real estate investment trust, which is 100% internally managed and advised, had previously agreed to the terms and conditions for the acquisition of that facility.

The transaction represents a total investment of approximately US$24 million, plus the Value-Added Tax (VAT) typically applicable to construction projects, and, of course, any applicable taxes. The transaction was settled in full using available cash resources, reaffirming the trust’s solid liquidity position and strict discipline regarding the allocation of capital.

It is important to emphasize that the property acquired is a Class A industrial warehouse with a Gross Leasable Area (GLA) of approximately 28,000 m², built on a total land area of 96,500 m².In addition, its location is strategic, as it is situated within the Bajío manufacturing corridor, which strengthens Fibra Mty’s exposure to one of the main centers of automotive production and exports.

The property is 100% leased to a global company with an international presence that is also a leader in the automotive supply chain.

The transaction was completed under a simultaneous purchase and lease arrangement through an absolute triple-net (NNN) lease agreement. The company’s Net Operating Income (NOI) is estimated to be approximately US$2 million.

The transaction has enabled Fibra Mty to reaffirm its commitment to driving profitable growth in its portfolio through selective acquisitions that can ensure increased cash flow per Real Estate Trust Certificate (CBFI),

while also improving the credit quality of its tenants and strengthening its lease portfolio in key markets across Mexico.
