Fibra Next Evaluates Industrial Assets in Mexico
Real estate investment trust Fibra Next has announced plans to acquire industrial assets next year. To this end, the company has been exploring several opportunities in Mexico’s northern and central regions, particularly in the manufacturing, logistics, and distribution sectors.
“The truth is that we do have a very significant pipeline of potential acquisitions. I’m talking about billions of dollars—in other words, it is indeed very significant. So we’re very active in this area,” said the company’s CEO, Raúl Gallegos, during a press conference.
Gallegos explained that the assets currently under evaluation consist of portfolios of projects developed several years ago by private equity funds, whose investors are now seeking to recover their investments.
“We are focusing on the assets we consider to be of the highest quality—those that best fit our portfolio, are reasonably priced, and generate value for us,” he said.
Fibra Next was established by Fibra Uno as an investment vehicle for the acquisition and management of assets, primarily in the industrial and logistics sectors.
Gallegos added that the assets being considered for acquisition are mainly located in northern Mexico, where dollar-denominated lease agreements may be available.
He also pointed out that the projects under consideration primarily involve manufacturing and light assembly operations, while the company is also looking to acquire assets in states in central Mexico.
“In this case, the projects we will acquire will be in the logistics and distribution sectors, with transactions conducted in pesos,” Gallegos said.
However, the executive reported that, through the acquisition of third-party assets and the development of its own projects, Fibra Next expects to expand its gross leasable area by one million square meters next year.
