Industrial leasing in Chihuahua grows 37%

The industrial real estate market in Chihuahua is gaining momentum, with industrial space leasing increasing 37% year over year during the first two months of 2026. Demand surpassed 37,000 square meters of leased space, reflecting renewed activity in the region’s manufacturing sector.
The state ranked as the third most active industrial market in northern Mexico, behind Monterrey and Reynosa, highlighting its growing role within the country’s manufacturing corridor.
Growth was largely driven by the aerospace industry, which accounted for about 60% of the total leased space, while the remaining demand came mainly from companies in the logistics sector.
At the submarket level, the eastern corridor concentrated around 68% of the demand, followed by the northern corridor with approximately 28%, supported by modern industrial developments and logistics infrastructure.
The increase in leasing activity reflects the continued strengthening of Chihuahua’s industrial ecosystem, particularly in sectors linked to advanced manufacturing and export-oriented industries.
